Sonoma Heights is a small residential community that offers the best of wSonoma Heightshat the city and the country offer, it is located south of Major Mackenzie Drive and west of Highway 400. Because it offers the best of both worlds, it is especially popular with first-time buyers and young families. However, that does not mean that many empty nesters and improving buyers cannot find their dream home here.

Sonoma Heights primarily contains bungalow and two-story standalone and semi-standalone homes that sit atop spacious lots. The average cost for homes in this Vaughan community is approximately $560,000.

In Sonoma Heights, you will find more of the three, four, and five-bedroom standalone homes. Many of these are considered luxury homes, because of the larger lots. The bungalows tend to be larger on great open lots and when the basement is finished, they have huge living space. Many of the lots back onto greenspace whether these are the Humber Valley ravine or nearby parks. Smaller winding streets that have matured quickly over the past 15 years only serve to prove that Sonoma Heights is a very family friendly neighborhood.

There are smaller bungalows and standalone homes available, but high demand for these properties has made it so that the prices in the area have shot up drastically. This means it is very difficult for first-time buyers to live in this area. Sonoma Heights tends to be a neighborhood for families who are improving on their first home and want more land and space. If you look hard enough, you may be able to find a few townhouses. Yet there are not many in Sonoma Heights.

We have seen prices on the Sonoma Heights real estate market rise dramatically and we do not see these prices lowering any time soon. This is primarily due to the lack of inventory and due to the fact that most families who arrive here have no real incentive to leave.

Semi-standalone: from $450,000 up to $550,000

Standalone: from $550,000 up to $650,000

With highway 400 and highway 27 nearby, commuting is a breeze from Sonoma Heights. There is also plenty to do, both for families and individuals. This is true whether it be a day at the golf course, a scenic walk on one of many local trails, or going wildlife spotting.
