Get Ready to Sell Your House in the Toronto Summer

May 18, 2011

Let Mother Nature be your real estate agent’s assistant. Selling your home in summer allows you to show your home at its best.

Toronto summers are short lived. You are making the right choice, showing your home when the sun is shining, the flowers are blooming and the air is fresh.

Remove clutter and clean your house thoroughly, inside and out.

The garage is usually a repository for all the junk you have collected. If a prospective buyer feels that their car won’t fit in the garage, it will not be the asset it could be.

Repaint all surfaces that need touching up. If your walls look dingy or are outdated, repaint in neutral colours. Trim on the outside of your house should also be painted if it is chipped or worn. Your entrance or garage door makes a first impression. A new coat of paint is an affordable way to revitalize the look of your home.

Consider your flooring. If you have wall to wall carpeting, have it steam cleaned. Carpeting collects dirt, no matter how often you vacuum. If it is within your budget, replace your carpeting with one of the many hard floor materials available, such as hardwood, tile, bamboo, cork, or laminate.

Wash the windows and screens. Patio furniture may benefit from a vigorous scrubbing or a coat of paint and some new cushions. There are many new outdoor fabrics available in exciting colour combinations and patterns. Outdoor living spaces are the trend. Designers recommend carrying your decorating theme to your back deck or patio with matching colours and comfortable seating arrangements. During spring and summer, many home decor, hardware and garden centres have sales on patio furniture.

Curb appeal means that when the potential buyers exit their vehicle, they will be pleased by that first impression. Landscaping is essential. Make sure grass is cut and any yellow spots or bare patches are reseeded. Outdoor fencing should be in excellent repair. If your yard is lacking, consider planting some shrubs and flower beds. Nothing improves the appearance of a yard like a beautiful bed of flowers. Annuals are inexpensive and provide an immediate punch of colour to your garden. Add some planters on the porch or along the walkway.  Outdoor lighting should be ample. Solar lights can make your garden beautiful at night. If you have a back deck, worn boards should be replaced and stained, if needed. Keep garbage containers out of sight. You can purchase wooden or plastic garbage sheds to hide recycling and green bins.

Play up the best features of the interior and exterior of your home and you will soon be handing over the keys to the new owners.
